Blogs are generally created from customizable templates. This is incredibly advantageous for blog owners as they can start from a format that displays consistently across multiple browsers and that is easy for them to personalize. Making your blog stand out requires you to customize your blog in a way that follows conventions, manages to innovate at the same time and that adheres to the basic principles of good web design.

Most blogs feature a header, which usually consists of an image and a logo which sits on the very top of the page. This should be a corporate or personal logo and needs to be formatted so that it downloads quickly. Most people are on broadband Internet connections these days and, if a site loads very slowly, they can be pretty certain its a design flaw. This screams incompetence and instantly makes the blog look amateurish. Make sure your graphics are small and fast loading.

The space on the side of your blog is a great place to advertise. You may either advertise through affiliate programs and place various company banners in that space or advertise your own products. Either way don’t overdo it. Two to seven banners on the side of a blog is plenty. More than that tends to make the site look like a spam site and the flashing graphics can make reading the content unbearable for the reader.

Use good sense on your fonts. Remember that not everyone has the best screen or the best eyesight. A 10 to 12 point font is best. Black text on a white or light colored page is vastly preferable to any other design. White text on black is readable, but can be exhausting to the eyes after a while. Keep it simple. If you use multiple fonts, make sure they do not clash. Keep point sizes fairly close, as well. For example, do not make your headlines 24 point size and your entries 12 point. The difference is jarring to the eye.

If you include pictures in your blog, size them to display without stretching the width of the blog itself. An easy way to do this is to make a small version of the picture and link it to the full-size version. This also allows people to simply view the smaller version if they so wish.

Applying Common Writing Styles To Blogs

If you’ve started a blog, you can improve the quality of your entries by studying the writing conventions characteristic of other forms. Blogs are generally fairly free-flowing affairs, some of them are downright stream of consciousness, but the best ones tend to take an existing structure and turn it into their own, as is the case with any good writing.

One of the easiest and most readable forms of writing one can use is called the “inverted pyramid”. This style is characteristic of newspapers. The basic idea is that the reader should, from your first sentence, be able to ascertain what the entire article is generally about. If they want to know more, they can read the entire article. The specifics of the article should be of diminishing importance as the article progresses. This article, in fact, is written in that format.

Sports writers are some of the best writers out there. One of their conventions can be very challenging, and rewarding, for the writer: telling the story backwards. Some sports writers will start an article about a particular game at the end and work their way to the beginning. It’s a very impressive feat when it’s done correctly and a very enjoyable way for readers to take in your writing.

A strong “lead” is as important to blog writing as it is to any other literary form. Your first sentence is your most important sentence. Make sure it grabs the reader’s attention, informs them of what the article is about and entices them to read further. Good newspaper stories, great novels and short stories almost always start with a sentence that almost forces the reader to dig deeper into the body of the story.

The very basic concepts of writing, of course, always apply. If you’re going for a journalistic or scientific feel, remember to always reference where you got your information and, if possible, to link it via hypertext. Your paragraphs should have a topic sentence and should focus on defining and expounding upon that thought. Punctuation should be sophisticated and correct. Too many writers “dumb down” their online entries by skipping such wonderful linguistic tools as semi-colons, colons and dashes. The English language allows its writers to engage in some of the most colorful language in the world. Learn how to use the tools with which your language is equipped and use them.

Mistake #1 – Not knowing the listing is a Short Sale from the very beginning.

If you don’t know that a home needs a short sale to get it sold before you list it, you may not find out until closing, or shortly before closing when the settlement statement is prepared. Then at the last minute you find out that the property isn’t going to close because the seller doesn’t have the money needed to bring to closing. All your time, effort and money you spent on this listing, and this transaction is wasted.

If you don’t realize that a listing is going to require a short sale at the time you are taking the listing, but you do know it by the time you’re signing a contract for the sale – by not being prepared beforehand you have set yourself up for time delays, and other problems. We often hear agents who have accomplished a short sale or two say they generally take 60 – 90 days. A short sale should take between 30 – 60 days. If it takes longer, then somewhere time is being wasted in the process, and I’m not talking about the time the lender wastes.

In a short sale situation, delays and taking too much time to get lender approval will often kill your deal. The buyer either can’t wait that long, or may give up and move on to another property.

But if you’re not prepared in advance, after getting the contract signed, you have to scramble to get together the documents you need for the short sale package that you will send the lender to get the approval. All the while you are wasting time, making it less likely that the buyer will wait for the lenders approval.

Sellers can be very slow at coming up with the financial documents that you will need, and you need these documents fast. Every day you waste at this point makes it less likely that you will get lender approval in time, before the buyer gives up and walks out on you.

If you are prepared in advance, once you get a completed contract it should take more than an hour to get the short sale sackage sent to the lender. No wasted time – no delays.

Not knowing that a listing is going to require a short sale also means you probably don’t have the listing agreement filled out appropriately, which could cause you trouble, and cost you money.

Sometimes when I’m stuck about something, I close my eyes, take a few deep breaths and open the book at a random page, and wherever my eyes fall on the page, I read. It’s uncanny how accurate the message is for that situation. Other times, when I just need to get centered again, I practice the secrets it contains. This is my true productivity resource.

Sources of inspiration can be found through several ways such as Journaling, a walk in nature, yoga, inspirational music and books. There’s no limit, really. I found it’s the willingness to surrender and refresh your mind, even for a few moments that makes the big difference in your level of creativity. The whole idea is to go back to your source of inspiration to refresh yourself. It really works.

5 Lead Generation Resources For Finding Motivated Sellers

There are five solid resources for finding motivated sellers. These five sources are direct mail, brokers, Loopnet, bird dogs and other venues.

Of these five resources, direct mail is the most effective technique. This simple technique involves mailing letters to owners of multifamily properties in your target area and asking them if they would be interested in selling.

The wonderful thing about this technique is that you can employ its use in other cities. If you are going on vacation, you can find all of the people in that city who own apartment complexes in your hometown and then send them a letter asking if they are dissatisfied with their multifamily property and let them know that you would like to buy it. Let them know when you will be in their city and when you would be able to meet them.

The second resource for finding motivated sellers is brokers. Probably the easiest method of finding brokers is through www.loopnet.com. You can get very specific about the type of property that you are looking for. You can enter a zip code with a price range and it will give you a list of all those properties that meet your criteria that are on the market.

When you are looking at the properties, some of them will have brokers. You can get the broker’s name and call him. Do not email the broker. If you are not going to even bother to pick up the phone to call then how serious are you? You should call the broker and say, “I saw your listing on www.loopnet.com. Can you tell me about it?”

After the broker tells you about it, then you say “that’s not exactly what I’m looking for. Let me tell you what I’m interested in.” Now you can tell him precisely what you are looking for. The more precise and the more knowledge you convey, the more confidence you will build in that broker that you are a serious buyer.

Loopnet is also a resource for finding motivated sellers. Once you find a multifamily property on Loopnet, you can call the seller up and negotiate. You can ask for the financial statements and see what is missing. If anything, Loopnet is a great place for you to “practice” negotiating with sellers.

The fourth resource for finding motivated sellers is the bird dog. The bird dog is someone who is out hunting deals. Their goal is to find something that looks like a deal and then they hand it to you to do the work. Bird dogs are informal brokers who scour the market for deals and then match the deals to buyers.
The fifth resource, “other”, is basically a catchall for all other types of resources in finding multifamily deals. A few of these resources are estate attorneys, Laundromat service operators, plumbers, property inspectors and insurance agents.

These five resources offer you great opportunities for attracting and getting in touch with sellers. If you utilize these resources you will have multitudes of potential sellers at your disposal.

How To Achieve Your Goals Without Motivation!

For a lot of us the word motivation is demotivating, something to be avoided, a cliche that has lost its power, and that turns people off.

However, on the other hand we are envious and desirous of the energy, enthusiasm and frequently the success of people who are, dare we say it, obviously incredibly highly motivated.

So what does motivation mean, and why is it important if at all?

The starting point must be, motivated toward what? To be motivated you must have goals, dreams or a vision that you aspire to. By having this you have a strong beginning, however we all know people who set goals, maybe even people we know very well, maybe even us, that too often don’t achieve them, whether out of apathy, laziness, giving up when the going gets tough or any one of a thousand other good reasons.

So what’s the difference between people who just do it, and people who intend to just do it, and would love to just do it, but never actually make it happen? Its in the reasons that you have and more importantly are aware of that make you burn to get it done, to enjoy the good life, to pay off your mortgage, to buy a Porsche or Ferrari or to set
up your own business.

Quite simply, the strength of your motivation is a direct result of how clear and compelling are your reasons for desiring to achieve your goals.

Here’s an example, we place a 20 foot walkway with no handrails between the roofs of two skyscapers in the heart of New York City. We go out onto the roof and I offer you 2 quid if you will walk across the walkway from one skyscaper to the next, and remember the gusting winds that can come from nowhere when you’re up that high.

The probability is that you’d tell me to get lost. Its a short walkway, but you perceive that the risk just isn’t worth the reward, and your motivation to accept my challenge is low to say the least.

Now we’ll change things a little. Same skyscaper, same walkway except that the second skyscraper is on fire. Oh, and your loved one, a child, wife, parent or friend is on the other side of the walkway and needs your help. Will you do it?

Do you need a little time to think about it? Usually not. You see the difference is you’re incredibly highly motivated to take immediate action to save that life fast, and you don’t need to think about it, even momentarily, because your reason is so, so strong. Talk about a time when you’re just going to do it, well this is it!

Next time you meet someone who is successful, healthy, happy, fit or talented ask him or her
what their reasons are, and you’ll get a much clearer read on what motivation actually means.
