Three Essential Keys to Long-Term Success With Rental Properties

A few weeks ago one of our buyers called me in a frantic. He is a new investor and recently purchased 2 properties and one property wasn?t rented yet and the other just went vacant. He expressed to me his doubts about investing in rental property.

As I listened to his concern, I reflected on how I got started investing in real estate. As I thought about that experience and what I?ve learned since, I was reminded that to be successful investing in real estate (among other things) there are 3 essential things to learn. I?d like to discuss those 3 things in this article:

It was 1997 and the year was coming to an end. My wife and I were flat broke and in debt. I remember it like yesterday. It was New Year?s Eve and I turned and looked at my wife as the ball fell and told her this is going to be my year. I decided I wanted to get into real estate investing. I bought RE investing course off the TV. I started getting up at 5:00 am and reading every book I could get my hands on. I also began reading the classified ads in the newspapers and started calling on everything that looked interesting (whether I could afford it or not). I found a realtor that specialized in apartment buildings and he helped me secure creative financing.

By May of 1998, I had acquired three apartment buildings (4-unit, 6-unit and an 8-unit). Two of them were about 30 minutes from my house and the other about an hour away. I choose to manage them myself. At first, I was excited about owning them and looked forward to handling repairs and managing tenants. That is until the upstairs shower had a leak and eventually the floor fell through to the lower unit. My excitement turned to frustration.

To make matters worse, I had a tenant from hell! She was an elderly lady that had lived in her unit for almost 20 years and she absolutely drove me nuts. Being the new investor that I was and trying to manage my own properties, I made the biggest mistake ever?I gave her my home phone number! She called every single night at 1 or 2 in the morning to complain about the partying tenants above her. She could have just called the police but I think her mission is life was to drive me crazy. It wasn?t long until she succeeded and I wanted out! I called the realtor who I had purchased the properties from and sold them all after having owned them for less than a year.

I walked away from real estate until 2004 when I learned that those same properties were worth well over a million dollars each! (I had only purchased them for an average price of $240,000 each). Looking back at this experience, I?ve learned 3 lessons the hard way that have made all the difference in my RE career and life:

1). HOLD FOR THE LONG-TERM!

2). USE A PROPERTY MANAGER!

3). DON?T GET DISCOURAGED!

Today, I can?t stress enough to our buyers the importance of holding for the long-term. We?re selling properties that were worth twice the sales price a few years ago and will be worth 10 times that in the future! I?m convinced that you have to use a good property manager. I think it is better that most of our investors live out-of-state (or out of the country) because it forces them to not try and do it themselves. Lastly, as I told my buyer who called me concerned about his vacancies; no matter what happens ? keep your head up and keep going! Anyone who is experienced will tell you that owning investment property in not a walk in the park. There will be some ups and downs and headaches but you have to weather the storm to get to the pot of gold at the end. I was excited at first and didn?t think long-term enough. Now when I have struggles, I remember this lesson and find a solution and move on.

Oh, and by the way, in regards to the concerned buyer who called me?one property was rented with 2 weeks of being vacant and the other has a tenant moving in the first of the month.

The Purpose of Investing in Real Estate Should be to Create Passive Income

When investing in real estate there are many different avenues to choose from. When deciding which avenue is best for you, it?s important to consider the difference between passive-income generating avenues and earned or working-income generating avenues. In fact, in my opinion, understanding the difference between passive income and working income is one of the most important things to consider when investing in real estate.

Working Income vrs. Passive Income:

Working Income: Working Income is buying a house, fixing it, and then selling it for a profit. Or building a house then selling it for a profit. Or my favorite is buying a house, holding it (hoping it will appreciate in value, while losing money every month), then selling it.

Passive Income: The best way to understand passive income is to play Robert Kiyosaki?s board game, ?Cash Flow 101.? To win (get out of the rat race), you have to get your monthly passive income to exceed your monthly expenses. It?s a real eye-opener. In his game, the quickest way to achieve this is purchasing cash flowing rental properties. Passive income is income that is earned without you doing the work to earn it. Rental income is a great avenue for passive income.

Here are a few reasons why investing in rental properties are an attractive avenue for investing in real estate:

Lower Taxes: Passive income is one of the lowest taxed forms of income, especially rental income. Uncle Sam likes that you?re providing affordable housing and is willing to cut you some slack on the taxes. When you buy, fix, and sell a property, that income is taxed as capital gains and you?re going to pay Uncle Sam 25-40%. Also, owning rental properties is a business, allowing you to write off operating expenses of your business.

Depreciation: This is a benefit often overlooked. Owning rental property provides a non-cash write off over the useful life of the property. Depreciation is defined as the loss in value of the property over time due to wear and tear, physical deterioration and age. Residential income property is depreciated over a 27.5 year period using straight line depreciation (or in other words, depreciated by equal amounts each year over its useful life). While your accountant will do the math, the point is, it?s a non-cash expense lowering you overall tax liability.

Time: Perhaps the best benefit of investing in turn-key rental properties is that it creates time. Remember, passive income creates time, working income takes time. The problem with working income, not only in real estate but in any business, is you have to keep working to make money. The whole reason why any of us get into real estate is for the life-style it can provide. To me, real estate is a means to and end. It doesn?t define who I am. But if done right, it provides time and money to be, do, and have everything I want in life. That?s what this is all about. While a measly $200/mo cash flow on a single family rental property doesn?t sound as sexy as flipping a house and making a quick $15,000, you have to look at the bigger picture.

For example; if you acquire 20 turn-key properties from Equity Services, LLC, each providing $200/mo cash flow, that would be $4,000/mo passive income. That money comes in while you?re eating, sleeping or surfing on the beach (we have a lot of Hawaiian investors)! Now there is some work you?ll have to do, unless you get someone else to do it. Someone has to walk to the mailbox to collect your checks! I get my kids to do it. (There?s more to it than that but you get the point). If 20 properties seems too hard to achieve, remember the old saying; ?How do you eat an elephant? One bite at a time!? Well, how do you acquire 20 rental properties? One house at a time! Craigslist Proxy

You might be wondering why someone would need a Craigslist Proxy, or maybe are unaware as to what a proxy server is. In fact there are a few very legitimate reasons why a person may need one. This all stems from how Craiglists was designed and functions as the world’s largest and most heavily trafficked online classified website.

A proxy is a server which forwards the requests given to it by clients to other servers. These clients are typically end users accessing the internet. Requests that proxy servers handle could be anything from accessing a website, retrieving files or any other conceivable content that could be found on the internet. Proxy servers carry out these requests by clients and retrieve whatever information they want on their behalf and then passes it to the client. This in effect enables the client to remain anonymous, as they are not directly retrieving the data.

The first reason why someone might need a proxy to unblock Craigslist is due to their IP or spam filtering system. Craigslist, in an attempt to limit spam on the website, has several filters in place that log IPs and the amount of ad posts from each specific IP. If during a given time there is an excessive amount of posts from one IP, this will trigger their spam filtering system and that IP will be blocked. The exact duration of this block is unknown, but the common understanding is that initially it is a temporary block lasting only a few hours/days and then there is the hard block. The hard block may last weeks or months or even years. Some people have reported that after a year, IPs that were originally blocked once again work, but this is not the case for everyone. To get an IP blocked for such a length of time, one must be posting hundreds or possibly even thousands of posts day in and day out. If this does happen to you, then the only way you can get your ads showing up again is to change your IP. This is where a proxy for Craigslist which would provide the user with a fresh new IP comes in handy.

The second reason someone may require a proxy to post on Craigslist with is that they wish to remain completely anonymous. In this ever changing world where the speed and ease as to how one can access information online makes remaining anonymous difficult yet not impossible. IPs enable anyone, with the right tools, to track down and identify your location. Craigslist is a heavily trafficked sight, and with it brings the downside of such a popular website. Changing your IP constantly and regularly will improve your chances of remaining completely anonymous or at the very least, make it increasingly difficult for anyone to track your exact location. Again this is where a proxy is useful as it can provide you with a unique or different IP on request.

Being able to change your IP, while not important for some, is vital for others. There are many reasons why someone may required a Craigslist Proxy and these include only a few examples of increasingly your level of anonymity and avoiding an IP blocks that may be in place. There are many units or facilities of self storage for sale in today?s commercial real estate market; however, an investor should be wary of investing their money in such opportunities unless a feasibility study shows positive results. These studies, completed by independent third party companies, take into consideration a number of different characteristics in order to come to some sort of conclusion about the predicted financial success of a particular self storage facility. These characteristics include the location of the property, the amenities that the facility offers, the average rental vacancies, and the past financial history of the self storage business. By taking all of these facts into account a feasibility study can give an investor a good idea of how a particular business will perform.

Any business owner, real estate investor, or self storage owner will tell you that location is the most important aspect to ultimate success and a high profit margin. A feasibility study therefore places a huge priority on the location of the self storage facility. The study tales into account whether or not the business is located next to a highway, whether or not the building is located next to a busy thoroughfare, or whether or not the facility is next to other, more competitive storage units. Location can also affect tax status (city taxes versus county taxes) and the amount paid for utilities (electricity, water, and waste removal). It also matters what city the business is located in. Some cities offer tax breaks to certain businesses. A feasibility study takes all of these factors into account when considering the importance of location with relation to profitability.

Another aspect that is considered is the amenities that one business offers over another. The final aspect that can make one business more inviting to investment over another business is the business?s financial history. Obviously, the past performance of a business is a key to the future profitability of that business. If a property has made a profit in the past, then it is more likely to do so in the future. If a property has not made a profit in its recent history, then it is more unlikely to do so in the present.

Scammers and the Recession: Beware Phony Credit Counseling Scams

Times are tough and more Americans than ever are finding themselves in financial trouble. People are losing jobs, homes and nest eggs as the economy continues its downward slide. Then, as if things weren?t bad enough, struggling debtors reaching out for help are becoming the target of scammers.

Scam artists have always had an affinity for the weakest and most vulnerable; in this type of scam they take advantage of the current economic situation to make money from the many desperate people trying to climb out from under a growing mountain of debt.

When someone finds they?re struggling or unable to pay their current bills they?re often advised to seek credit counseling. Legitimate credit counselors can help borrowers reduce and manage their debt but beware companies that claim they can rid you of your debts. These phony programs seem ?too good to be true? because they are.

Scam No. 1–Debt Elimination

Operators of these scams advertise on the Internet, TV, radio and in newspapers. Sometime they even hold seminars that guarantee they can eliminate, terminate or cancel debts, especially credit card obligations. Usually, you?re asked to pay an upfront ?membership,? ?donation,? or ?service fee? which can range from several hundred to thousands of dollars.

Scammers claim they?ll cancel your debt using various schemes that could involve ?secret laws?, illegal contracts and arbitration. In the end many victims wind up losing more than their upfront money; some become the victims of identity fraud while others are sued by the credit card companies for repayment. Those who are lured into these schemes often lose more money than they originally owed.

Scam No. 2–Debt Reduction

In this scam, credit ?counselors? claim they have special relationships with creditors that allow them to negotiate your debt and reduce the amount you owe by 50% or more. You?re told to stop making payments to your credit card company and instead send the money to a debt management firm that will hold it in trust to pay creditors.

Meantime, while they?re working out new details of your debt, they tell you to ?rest assured that calls from collection agencies will cease.? Unfortunately, the phone doesn?t stop ringing and collection efforts sometimes get even worse. These plans are hoaxes and debts aren?t lessened. Ultimately, some borrowers are forced to file for bankruptcy.

The Real Deal

Fortunately, there is some real help out there for people struggling to manage their debt. Trustworthy debt counselors do exist and can help stop collection calls and reduce interest rates and late and over-limit fees. They can repair your credit score or reduce the amount of your debt. They can help you with a budget and provide money management advice. Credit counselors can also help you pay down your debt through a repayment program that could reduce your monthly payments and other fees.

How to Find a Reputable Credit Counselor

Check the Yellow Pages and you?ll see there are all kinds of credit counselors out there. Shop around for a Certified Credit Analyst (and if you don?t feel comfortable with a particular agency trust your gut and look for someone else). Check with the National Federation of Credit Counselors (NFCC) for some excellent advice on finding a reputable credit counselor.

If you are hiring a credit repair company to assist you, make sure they are accredited, licensed with the state, and have been in business for at least five years.

Consider Bankruptcy

One final word - don?t believe all your debts are just going to ?disappear.? There are no ?magic wands.? If restructuring your debt isn?t going to solve your problems and your current situation is out of control, consider talking with a bankruptcy attorney and discuss the possibility of filing a Chapter 13 (re-organization.) This won?t eliminate your debt but it can make it more affordable. The stigma of bankruptcy will last no more than 3 years and can allow you to restore your credit faster than simply ignoring your debt.
